Project Description: 

The project proposal consists of developing seven, three-story, residential buildings, each comprising of three townhome-style attached condominiums, for a total of 21 units on a vacant 1.1-acre parcel. The proposed project includes requests for a Tentative Subdivision Map that would create seven lots ranging from approximately 6,500 square feet to 8,200 square feet and a Design Permit for the development of 21 townhome-style condominiums and associated improvements.


The project site is located west of the intersection of Edes Court and Monterey Road in Morgan Hill, California. (APN 767-18-046)

The Development Services Director shall hold a public hearing on the Design Permit application only upon receiving a written request for a public hearing no later than 5:00 p.m. August 29, 2023, as provided for in Section 18.104.100 of the Morgan Hill Municipal Code.  If no request for a public hearing is received by the specified date, the Development Services Director will act on the application.

City Council Meeting

The City Council will consider a request for seven waivers pursuant to Government Code Section 65915(e)(1) at its regular meeting of September 6, 2023. The six waivers are a request to reduce development standards for front setback requirement, rear setback requirement, on-site recreational amenities, planted parkway, ponding basin, and on-site guest parking.

Environmental Review

The City of Morgan Hill, as the Lead Agency, has prepared this initial Study for the Edes Court – Alcini (TTLC Morgan Hill) project in compliance with the California Code of Regulations 15183, Government Code Sections 65915 through 65918, and the regulations and policies of the City of Morgan Hill, California. This project is categorically exempt pursuant to Section 15332, Class 32 In-Fill Development.
