The Development Services Director is scheduled to review the Design Permit Application on November 25, 2025, and will hold a public hearing on the application only upon receiving a written request for a public hearing no later than 5:00 p.m. on the day of review. If no request for a public hearing is received by the specified date, the Development Services Director will act on the application. Description

This project involves securing a design permit for the construction of a new 23,963-square-foot Tractor Supply retail building, featuring an integrated outdoor sales area dedicated to landscaping-related merchandise. The development also includes associated on-site and off-site improvements to support the facility and enhance the surrounding infrastructure.

Environmental Review and Documents

On June 24, 2014, the Morgan Hill Planning Commission adopted the Mitigated Negative Declaration (MND) for the Butterfield and Cochrane Development. The MND found that the project would result in impacts that were either less than significant or less than significant with mitigation. A mitigation monitoring and reporting program was adopted.  

The Planned Development for the center was reviewed and adopted (Ordinance No. 2279) on September 5, 2018 were an addendum to a previously adopted MND was prepared and concluded no substantial changes would result in new significant environmental impacts or increase the severity of previously identified significant impacts therefore no change to the analysis or conclusions reached in the MND were required. 

 A commercial use at the proposed location for Tractor Supply was analyzed as part of the original MND and updated analysis with the Addendum to the Planned Development.  Therefore no further review is required for the Tractor Supply project.
