Butterfield-Com Dev Partners/MH Retirement (GPA-14-06/ZA-14-01/EA-14-06)
The proposed project includes a General Plan Amendment (GPA) and a Zoning Amendment (ZA) on 12.54 acres and a development proposal to allow the construction of a congregate care facility for the elderly on 6.32 acres of the 12.54-acre site located west of Butterfield Boulevard, north of Barrett Avenue (APN: 817-57-011, -019, 817-30-080, -082 and 817-59-008). In compliance with the California Environmental Quality Act, a Mitigated Negative Declaration is proposed.

The applicant requests the following GPA and ZA in order to develop a 3-story, 111 unit congregate care facility for the elderly:
  • GPA from Industrial to Commercial, and a ZA from Planned Unit Development to the CS Service Commercial District with Planned Development Overlay (APNs: 817-57-011, -019)
The additional components of the proposed project are as follows:
  • GPA from Multi-Family Medium to Commercial, and a ZA from the R3 Medium-Density Residential District with Planned Development Overlay to the CS Service Commercial District with Planned Development Overlay (APN: 817-30-082)
  • GPA from Industrial to Commercial, and a ZA from Planned Unit Development with ML Light Industrial Overlay to the CS Service Commercial District (APN: 817-30-080)
